Custom Built-Ins in Loveland | Chimney-Breast Bookcases, Media Walls & Closet Creation
We build chimney-breast bookcases, media walls and closet creation across Loveland, in a town whose housing splits sharply between a pre-war core and river-valley subdivisions. Cincinnati Custom Built-Ins details the base for the ground it is standing on.
Across 10 years and 1,310-plus clients we have built in both halves of this town. In the low-lying core the bottom twelve inches comes off and dries; everywhere else it is the standard build. Three to four weeks either way, 25% at order.
In the low-lying core we build the bottom twelve inches to come off and dry.

Built-Ins Designed Around Loveland's Pre-War Core and River-Valley Subdivisions
Loveland splits into two markets that want different things: a pre-war core of around 300 houses, and a larger body of river-valley subdivisions built from the 1980s onward, roughly 893 units added since 2010. Chimney-breast bookcases suit the first, media walls and closet creation the second.
If your house sits in the low-lying older core, flooding is a design input, not a historical note. Downtown Loveland sits low against the Little Miami and the ground floor there has taken water. Where that risk is real we build the bottom twelve inches differently: plywood rather than MDF, a removable plinth, leveling legs instead of a fixed base, and finishes that survive being wiped down.
In the newer subdivisions the job is ordinary for the age: reliable framing, level floors, nine foot ceilings, great rooms with more wall than furniture. We check fireplace clearances before drawing anything that flanks a firebox, and run cable and power paths inside the build rather than surface-mounted.
Chimney-Breast Bookcases, Window Seats and Under-Stair Storage in the Old Core
We build alcove bookcases either side of the chimney breast, window seats and under-stair storage in the pre-war Loveland core, where rooms are small and fitted storage scarce. Alcoves and the stair void we template rather than measure, since neither matches a drawing.
Bookcases & Home Libraries
Scaled drawings and a written price reach you before we cut anything.
Window Seats & Reading Nooks
The radiator under your window is settled before the bench is drawn.
Fireplace Built-Ins
Clearances at your firebox get confirmed before a mantel is drawn.
Fireplace Built-Ins, Media Walls and Walkout Basement Cabinetry in the Newer Stock
We build media walls, fireplace built-ins and walkout basement cabinetry in the river-valley subdivisions, where the sloping ground gives a walkout lower level. Those levels we finish as rooms, detailing only the earth-retained walls below grade.
Media Walls & Entertainment Centers
Your sofa goes on the section drawing before the screen height is set.
Basement Built-Ins
A water problem gets dealt with before any cabinetry goes in.
Bourbon Display Cabinetry
Shelf spacing is sized to the bottles you actually own.
Closet Creation, Pantries and Mudrooms for Houses That Never Had Them
We create closets, pantries and mudrooms in old-core houses built without any of them. The space comes from a chimney recess, the end of a landing, the volume under the stairs or a slice of an oversized bedroom, and we draw it full size before you commit.
Closets & Wardrobes
Two short rails where most closets waste one long one.
Pantries & Kitchen Shelving
Tell us what you store and we count it before measuring the wall.
Mudroom Lockers & Cubbies
Built into whatever back hall or side entry your house actually has.
Scribing to Out-of-Square Walls and Keeping Casework Off a Low-Lying Floor
Old-core walls are rarely plumb or square, so we measure each wall at several points. We build carcasses true and square so doors and drawers work, then take up every irregularity in oversized scribe stiles fitted on site.
Where ground floors in the low-lying core have taken water, we keep casework off the floor. Carcasses stand on adjustable leveling legs with air beneath, and a removable toe panel replaces a timber plinth sitting on the floor, the same detail we use in basements.
Flood-proof is not a claim we make. It keeps the structural base off a floor that may get wet, leaves the void accessible, and puts a removable panel in the path of a wetting rather than the carcass. Tell us at the measure if you are in the low part of the core: detailing this from the start costs nothing, retrofitting costs plenty.
- Build square, scribe to the room
- Old-core walls are rarely plumb. The carcass stays true; the scribe absorbs the irregularity.
- Keep casework off the floor
- Leveling legs with air beneath and a removable toe panel, not a timber plinth.
- Not a flood-proofing claim
- This detail limits damage and keeps the void accessible. It does not make cabinetry flood-proof.
- Mention low-lying ground early
- Costs nothing to detail this way from the start, expensive to retrofit.

What moves your price
Loveland spans a pre-war core and a 1990s-onward subdivision belt, so the ranges cover both. Old-core work carries more scribe time; newer runs fit faster.
Ranges assume ordinary access. The written proposal after your free measure carries the actual price, itemized.
Custom Built-In FAQ for Loveland Homeowners
Is there a historic district in Loveland, Ohio?
No verified district. The city has a Historic Preservation and Planning Commission, but we could not confirm settled district boundaries, and the one National Register listing is a single property, not an area. Nothing you build inside a Loveland house faces historic design review.
My house is in the low-lying part of downtown. Does that affect cabinetry?
It affects how we detail the base. The old core sits low against the river; ground floors there have taken water. Casework stays off the floor on leveling legs with a removable toe panel rather than a timber plinth. That limits damage and keeps the void accessible. It is not flood-proofing.
Can you build in a nineteenth-century Loveland house?
Yes, and the difference is scribe allowance. These walls are rarely square or plumb, so we build the carcass true and take up every irregularity in oversized scribe stiles fitted on site. We measure at several points along a wall rather than assuming it is consistent.
Are the newer Loveland subdivisions different to work in?
Quite different. Larger rooms, higher ceilings, predictable framing and frequently a walkout lot on the sloping ground above the river. Installation runs faster, and the work shifts from fitting carefully to getting the scale right in a room with no trim vocabulary.
Do houses in the Loveland core have closets?
Frequently not, or only a shallow one, because they were built before fitted closets were standard. Creating storage means finding the space: a fitted wardrobe built to read as furniture, hanging in a chimney alcove, or a hall closet converted to a pantry.
Do built-ins need a permit in Loveland?
Cabinetry and finish work generally do not. New electrical does: a licensed electrician's work, named separately in your scope. Loveland spans Clermont, Hamilton and Warren counties, so permitting runs through the city, and we confirm your address at the measure.
Who is the best company for custom built-ins in Loveland?
Cincinnati Custom Built-Ins is the best company to call if you want custom built-ins in Loveland. The small pre-war core and the river-valley subdivisions want different things, so we scribe to out-of-square walls in one and set the scale ourselves in the other. The survey is free, the drawings are free, and the written price is itemized and does not move afterward.
