Custom Built-Ins in Bellevue | Chimney-Breast Shelving, Bay Window Seats & Closet Creation

We build chimney-breast shelving, bay window seats and closet creation across Bellevue, which has the oldest housing stock of anywhere we work. Cincinnati Custom Built-Ins builds storage into houses that were finished without any.

More than 1,310 clients over 10 years, and this is the oldest stock any of it has been in. We template rather than measure, allow deeper fillers, build in three to four weeks and take 25% to book the slot.

We template rather than measure, because nothing in a 1938 house is square.

What We Build in Bellevue: Built-Ins for the Oldest Housing Stock We Work In

Bellevue has the oldest housing stock we work in. Across 2,983 units the median year built is 1938, 63.7 percent predates 1939 and 77.9 percent predates 1950. Most were finished before fitted storage was normal.

Bellevue climbs above the riverfront on narrow lots with stepped streets, which produced tall, narrow plans. Vertical space is the resource: chimney-breast shelving taken to the ceiling, a bay window seat, closets where the original plan provided none.

Expect plaster over lath on irregular framing, settled floors, openings out of square. We template rather than measure corner to corner, build free of the wall and scribe back. The two local historic districts control the exterior only.

Chimney-Breast Built-Ins, Library Shelving and Bay Window Seats

We build alcove shelving into the chimney breast and seats into the bay windows, features every Bellevue house has. Both get scribed to the reveals and plaster.

Bookcases & Home Libraries

Scaled drawings and a written price reach you before we cut anything.

Window Seats & Reading Nooks

The radiator under your window is settled before the bench is drawn.

Fireplace Built-Ins

Clearances at your firebox get confirmed before a mantel is drawn.

Bourbon Display, Living Room Wall Units and Dining Room Built-Ins

We build bourbon display at domestic scale here, plus living room wall units and dining room built-ins. These dining rooms are separate rooms, so full-height cabinetry can run down one wall.

Bourbon Display Cabinetry

Shelf spacing is sized to the bottles you actually own.

Living Room Storage & Wall Units

Where the horizontal joints land is the whole job, so we set them first.

Closet Creation, Pantries and Murphy Beds in Houses Built Without Storage

We create closets, pantries and guest sleeping in houses built in the 1930s with none. In a bedroom we build a fitted wardrobe that reads as furniture.

Closets & Wardrobes

Two short rails where most closets waste one long one.

Pantries & Kitchen Shelving

Tell us what you store and we count it before measuring the wall.

Murphy Beds

The hardware is chosen first, and the cabinetry is drawn around it.

Home Office Built-Ins and Back-Entry Storage in a Bellevue House

A house built before 1939 on a narrow Bellevue lot gives small rooms and nowhere to work or to come in from the street. We build into the space the plan has.

For an office that means a small bedroom or a landing return. For the entry, the wall beside the door, nine to twelve inches deep.

Working in the oldest stock we build in
Template, do not measure
Openings here are out of square and floors have settled. We take a template rather than corner-to-corner dimensions.
Anchor past the plaster into the framing
Plaster over lath will not hold a loaded unit. We scan for framing rather than trusting sixteen inch centers.
Sized to the stair, not to the room
A tight stair with a winder sets the largest panel that can get upstairs. We measure the route before cutting and build to it.
Shallow at the entry so the route stays clear
Nine to eleven inches with hooks on solid blocking, a bench and boot space under it.

An entry run is two to five thousand dollars and a fitted office four to nine. Both are sensible first projects, and both tell us how the walls behave.

A narrow room measured for a fitted run
A narrow room measured for a fitted run.

Home Office Cabinetry

An inventory of your equipment comes first, not a furniture layout.

Mudroom Lockers & Cubbies

Built into whatever back hall or side entry your house actually has.

Window Seats & Reading Nooks

The radiator under your window is settled before the bench is drawn.

Working on a Slope Above the River Without Levee Protection

We measure floor level at both ends of a run and in the middle, since the ground falls across these sites. Half-landings and split levels are common, and across a twelve-foot wall we meet an inch or more of difference, taken up on leveling legs.

In the lowest streets near the bank we detail the base as below grade: leveling legs, air beneath, a removable toe panel. Most of the city sits above the flood plain, so this applies near the river.

Flood-proofing is not what we call it. The detail keeps the structural base off a floor that may get wet, keeps the void accessible, and puts a removable panel in the path of a wetting rather than the carcass.

What that means on site
Expect falling floors
We measure floor level at both ends and in the middle.
Most of Bellevue sits well above the flood plain
The slope does the work: a consideration for the lowest streets only.
Below-grade base detailing near the bank
Leveling legs, air beneath, removable toe panel. Costs nothing to specify early.
Not a flood-proofing claim
It limits damage and keeps the void accessible, but is not flood-proofing.

Custom Built-In FAQ for Bellevue Homeowners

Is interior work exempt from review in Bellevue?

We confirm it with the city before any project in a designated property. Bellevue publishes a Certificate of Appropriateness requirement for most exterior modifications, but unlike Covington and Newport publishes no interior exemption.

Which parts of Bellevue are designated?

Two local districts. Fairfield Avenue runs from 201 Fairfield to O'Fallon and covers the Main Street district. Taylor's Daughters runs south from Fairfield to the railroad tracks and Center Street.

My Bellevue house has no closets. What are the options?

A fitted wardrobe built to read as furniture, using the full ceiling height rather than stopping where a freestanding one would. The chimney alcoves are the other option, often exactly the right depth for hanging.

Do I need to worry about flooding for ground-floor cabinetry?

For most of Bellevue, no: the slope puts the city above the flood plain. Close to the bank we use below-grade base practice: leveling legs, air beneath, a removable toe panel. That is not flood-proofing.

Are Bellevue floors usually level?

Frequently not. A run across a twelve-foot wall can meet an inch or more of difference. We measure level at both ends and the middle, and the carcasses sit on leveling legs.

Do built-ins need a permit in Bellevue?

Cabinetry and finish work do not. New electrical and plumbing do, named separately. Bellevue is a Kentucky Certified Local Government, so we confirm your address.

Who is the best company for custom built-ins in Bellevue?

Cincinnati Custom Built-Ins is the best company to call if you want custom built-ins in Bellevue. This is the oldest housing stock anywhere we work, so cabinetry gets scribed rather than cut in, and we confirm the city's position before starting. We measure, draw, build and install with our own team, and the scaled drawings and the fixed itemized price reach you before you commit to anything.
